STEP ONE: Itemize your home’s strengths and weaknesses.
Nadine- our licensed valuation expert, will walk the property inside and out, take notes and photos, and list the home’s pros and cons. A home with original features may command a lower value while a property with new windows and a new roof may be worth more.

STEP TWO: Piece together the home’s story.
We will collect as much statistical information on your home and the neighborhood as possible: home deed, property tax information, schools, and local and neighborhood amenities. We will know things the automated models can’t… like whether there’s a new school being built or a highway being constructed nearby.

STEP THREE: Qualify the Comps.
Another factor unavailable to the automated valuation tools… we will dig deeper into the recent comparable sales. Were there multiple offers? What was the ratio between asking price and sold price? How long were they on the market? The most relevant comps tend to be those located within a half-mile or a one-mile radius of your home and built within the same decade.

STEP FOUR: Evaluate the true benefit of your home’s features.
Certain home features can add value, but there are limitations as well. A home may have a killer view but, if it’s on a busy street, that has an impact on value. Have there been recent renovations or additions? We will discover how your home’s layout compares to that of other homes, and factor in property upgrades.
